Our client is a global commercial real estate services firm with more than 100 offices in 15 countries. They act on behalf of some of the world’s leading organisations and help manage their property portfolios globally.
Starfish Construction has supported this commercial real estate services firm on several successful projects previously. They requested we review a problem roof area of a large hotel located in York.
The Project
This busy city centre establishment with over 200 rooms, function areas, and restaurants located on the banks of the River Ouse had been experiencing water ingress from part of the 1000 m2 roof.
Starfish Construction undertook a detailed survey, including core sample analysis and partial moisture scanning using our in-house capability and concluded an overlay was a viable option. We also recommended that a high-performance liquid system was the most suitable product, primarily due to the presence of Mechanical & Engineering (M&E) equipment and ducting to a section of the roof that would prevent decommissioning.
The commercial agent submitted our detailed report and tender for the project, which provided the best value and the most effective project management plan, which subsequently secured the works for Starfish Construction.

Challenges and Solutions
Our U-value analysis recommended upgrading the insulation. However, issues around upstand heights and M&E equipment up-stands meant that the overlay would not incorporate insulation, and we communicated this to the client. Large amounts of bird guano had to be removed by a specialist contractor before the main scope of works could begin.
There were several issues to overcome, including the lack of roof edge protection in place. The site was challenging to access as one side backed onto the River Ouse. Using a liquid-applied system meant the materials could be transported by hand to roof level, saving project expenditure and added time constraints with expensive cranes, road closures and traffic management.
Due to air mounted air ducts, Starfish Construction recommended using low odour Sika Liquid Plastics Decothane Ultra.
Outcome
The new liquid flat roof system will perform for a minimum of 25 years, ensuring it is now fully watertight, and the hotel has use of all rooms, providing maximum income.
We provided a surveyed solution that diagnosed any issues before starting the work, giving all stakeholders reassurance on costs and delivery schedule. Starfish Construction carried out the project with the hotel fully operational throughout, including the kitchens and dining areas, something that allowed ongoing revenue for the client, with minimum disruption.
