Due to Starfish Construction's sector experience and previous relationship, with the customer, carrying out roofing works at a school building within their portfolio, the customer knew they could trust us to deliver a successful project once again.
Planning Successful End-to-End Commercial Roofing Projects
The latest building poses roofing and locational challenges, and our proficiency in site planning, structural and roofing design, health and safety, project management, and extensive knowledge of sophisticated roofing systems is imperative on a project of this kind.
The project's scope involves the intricate replacement of the school's main hall roof, currently Reinforced Autoclaved Aerated Concrete (RAAC), with an innovative and safer lightweight acoustic metal deck roof system complemented by new elastomeric felt roof coverings.
The Starfish Construction team is supporting the customer across the structural design of the new roof system and crafting a new cut-to-fall roof insulation system. Additionally, we are designing and installing a sliding temporary roof system – Uni Rolling Roof System - on the scaffold to give weather protection during the removal and installation of the eventual new roofing system, also protecting the internals of the building.
In the 1990s and again in 2002, the Building Research Establishment described the difficulties in service with RAAC roof planks and commented on cases of excessive and progressive deflections in service associated with widespread hairline cracking of the soffit of the planks. It is, therefore, essential to reconsider maintenance and inspection regimes.

Starfish Construction's Scaffold Division Kick Starts the Project
The in-house Starfish Construction scaffold design and installation team is first on-site, strategically installing external perimeter scaffold access and the temporary sliding roof system.
Externally and internally, our teams are taking meticulous measures, including deploying temporary protective solutions for the school's gym floor and stained-glass windows, ensuring the preservation of these assets during the renovation process.
Due to the densely populated location in the heart of London, the site location does bring challenges, particularly regarding road access and site safety in a bustling urban environment. Starfish Construction's robust Health and Safety and site traffic management planning is at the forefront, demonstrating our commitment to on-schedule, efficient project execution and the safety and welfare of our operatives and the general public.
A noteworthy innovation in this project is implementing the sliding temporary roof system onto the scaffold. This bespoke system and solution facilitates seamless roofing install operations and safeguards the building's interior from adverse weather conditions throughout the renovation. The sliding temporary roof system exemplifies Starfish Construction's innovative property maintenance and large-scale roof replacement approach, ensuring minimal disruption and maximum protection during critical construction phases.
As operations commence, the initial phase focuses on constructing a comprehensive scaffold structure to provide a secure and productive platform for the roofing operatives and material handling. Throughout each stage-gate of the project, our 'diagnose, design, deliver' methodology is central to operations and aligns with our ethos of delivering safe, successful, and sustainable project outcomes.
